As sustainability expectations rise across the real estate sector, asset managers increasingly are seeking new ways to align their climate strategy with measurable revenue and tenant engagement outcomes. One key theme from our recent virtual panel, “Sustainability and Engagement Strategies for the Built Environment,” was clear: technology is no longer a nice-to-have — it’s a strategic enabler for successful impact programs.

Turning Data Into Strategy

According to a 2024 JLL report, over 80% of global real estate leaders say data and analytics are critical to achieving their sustainability goals — yet only 33% feel they are effectively using the data they collect.

Kelvin Thomas, Director of Property Management at Rhodes Enterprises, told us:

“Reporting is storytelling. We pull certain reports for the sheer purpose of being able to tell a story with that data… the real question is what story are we trying to tell, and who are we trying to tell it to?”

From tenant-facing dashboards to biodiversity monitoring, sustainability innovation today hinges on the tech that can make the invisible visible, giving stakeholders both the metrics and the meaning behind them.

Real-Time Waste Tracking & Tenant Engagement

According to the World Economic Forum, smart building technologies are expected to reduce energy use by up to 30% and waste by 20%, making them a green investment and a smart financial one.

Neera Ravikumar, Director of Sustainability at Brookfield Properties, highlighted how one of their China-based buildings is using digital twin systems to advance waste management: “They’ve set up cameras and digitization for their waste hauling pickups and have given tenants individual dashboards where they can track and measure their waste generation by stream. Once you have that data, you can even find resale markets for used paper, cardboard, and plastic. It’s not huge, but it offsets costs and is measurable.”

On the engagement side, data helps refine programming. Neera explained further:

“We’ve tracked how nature-based events have a significantly higher participation rate compared to traditional events like ice cream socials.”

Bees, AI, and the Power of Nature

At Beewise, we’re bringing AI-powered beekeeping programs to the built environment through a unique innovation tying together biodiversity, engagement, technology, and data-driven impact.

“We’re using AI to help bees so they don’t die,” said Rena Williams, Growth and Partnerships Lead at Beewise. “That means our bees become living sensors. Properties can track real-time pollinator health and measure how well their spaces support biodiversity.”

These insights help asset managers quantify the impact of their nature-based initiatives and meet increasingly ambitious ESG and resilience goals, all while engaging communities with something tangible and joyful. “Bees bring the buzz,” Rena said. “We consistently see 10 to 50x more engagement with these programs than traditional events.”

Future-Proofing Through Innovation

The bottom line? ESG success is about more than compliance. It also involves strategy, storytelling, and actionable data.

Whether AI-powered biodiversity metrics, waste tracking initiatives, or engaging tenants with nature, tech-driven sustainability is helping asset managers future-proof their portfolios.
